We offer simple but high-impact staging suggestions for owner-occupied properties. In addition, we teach clients how to keep the staged space looking pristine throughout the selling period.

We begin all occupied staging projects with a comprehensive staging consultation. During that process, we tour the property with the home owner and offer a detailed plan to prepare the home to go on the market. This initial consultation typically lasts one hour. Each project is evaluated and priced based on the specific staging needs of the home.

For those who would like even more help, we can return to rearrange furniture, style the existing accessories, provide rental items from our inventory and complete other tasks necessary to make the home market-ready.

While staging an occupied home, we are always guided by one objective: Our clients should receive the maximum possible financial return on their staging investment.

WE USE YOUR OWN THINGS FIRST
Rearranging and/or removing some of your own furniture can often improve flow and make the home appear larger, brighter and more functional. For example, we might move a large chair that is currently blocking the path to the kitchen, or we’ll find a side table in a spare bedroom that will be more useful in a now-welcoming foyer. Amazing transformations can be made without spending a dime.

 

WE SUGGEST PURCHASES ONLY WHERE NECESSARY
We may recommend using accessories from our inventory or purchasing budget-friendly ones. The proper placement of the right accessories appeal to buyers’ emotions and the promised lifestyle. Simple white bedding with a few silk throw pillows in a master bedroom will create the illusion of luxury. A fresh new entryway rug will set the tone for a well-maintained home to follow. For a minimum investment, this kind of merchandising offers a significant impact on a buyer’s emotional response to your property.

 

WE IDENTIFY SMALL BUT DRAMATIC COSMETIC UPDATES
In certain cases, an investment in new paint or other cosmetic updates will greatly change the look and feel of a home. For example, a neutral color in the family room enlarges the perceived space and helps buyers imagine the room with their own décor. An updated light fixture over the dining room table goes a long way toward the appearance of a move-in ready property.
